In a victory for proponents of four-acre lots in Prairie Royale Estates, Rocky View County (RVC) council refused a redesignation application that would have paved the way for a future subdivision.
“Here’s my problem with this – and I know it’s land use today – but through the entire community…99 per cent is four-acre lots,” said Area Coun. Jerry Gautreau at a regular meeting Feb. 11.
The application would facilitate the future subdivision of a four-acre lot, located east of Calgary at the junction of Shore Drive and South Shore Point, into two two-acre lots, according to planner Johnson Kwan. The application was consistent with the policies of the County Plan, he noted.
Letters of opposition included in administration’s package indicated a preference among neighbouring residents to see parcel sizes preserved in the area.
“Prairie Royale Estates is a well-established, fully developed community of four-plus-acre lots,” wrote Kristen Remple. “Of the 104 lots within Prairie Royale Estates, only four of them are smaller (approximately two acres) lots. Those four lots are not in proximity to the land in this application.”
Further, issues relating to the capacity of the local water co-op and the disposal of sewage were raised during the public hearing and in the letters. Kwan said these issues could be addressed at the subdivision stage and, as the applicant did not attend the hearing, the applicant was unable to offer rebuttal.
Council ultimately voted unanimously to refuse the application.
