Rocky View County council unanimously approved the subdivision of a 13.59-acre parcel of land owned by Springbank’s Edge School for Athletes on May 1.
The serviced parcel is located in the western portion of the Edge School’s lands along Township Road 250 and contains car parking, a storm pond, an outdoor track and accessory buildings.
“If an athletic-based school feels they don’t need the fields for the athletes, who are we to stand in their way?” said Deputy Reeve Margaret Bahcheli.
Matthew Wilson, of the County’s development planning department, told council the final use of the land is not yet known and that more details will come forward as development and further subdivision of the land proceed.
He added that more subdivision would require council’s approval, as well as completion of a traffic impact assessment.
County staff circulated the application to 33 area landowners and received one letter in opposition from Brian McBride and Kim McKylor, who live directly north of the school across Township Road 250.
The letter stated a concept scheme for the entire area, including traffic, water, sewage and lifestyle impact studies, should be completed prior to approval of the application to ensure the needs of the community are being addressed.
“We have already been greatly impacted by the Edge School development,” stated the couple in their letter. “The traffic and noise will only increase with… any new development that may ultimately end up on this newly divided parcel.”
Wilson told council the parcel, which is situated within lands governed by the North Springbank Area Structure Plan, abides by County bylaws.
He said all technical considerations had been addressed and recommended that council give approval to the application.
Councillor Kim Magnuson moved council approve the application. The motion was carried unanimously.
