Rocky View County (RVC) council unanimously approved a subdivision on land located east of Cochrane, creating a 9.88-acre parcel with a 49.98-acre remainder, at its meeting July 26. The land is located north of Highway 1A on the west side of Glendale Road.
According to RVC planner Paul Simon, an original subdivision was approved in 1997, and redesignation was approved on the land in 2006.
“Although the proposed lots hold the appropriate land use to support the subdivision, the proposed application may result in an undersized parcel for (the remainder),” Simon said. “This is because the total size of the subject lands provided by the applicant differs from the information contained at the County by approximately one acre.”
Simon added a field survey hasn’t been completed on the land for nearly 20 years. Despite the undersized parcel, Simon said the application still meets the requirements of the Municipal Government Act.
Another subdivision received unanimous approval, creating a 20.01-acre parcel with a 92.23-acre remainder on land west of Airdrie, along Range Road 14 south of Big Hill Springs Road. According to RVC planner Jessica Anderson, the subdivision is intended to provide for a new and distinct agricultural use – an equestrian centre.
“There will be a future requirement for a development permit, which may trigger other requirements of infrastructure,” said Byron Riemann, general manager of Infrastructure and Operations with RVC.
Approval was also given to a proposal for 38 commercial/industrial lots, two public utility lots and to dedicate internal road rights-of-way on a 313-acre piece of land within the Emcor Business Park. Located east of Calgary at the southeast junction of Township Road 240 and Range Road 285, the project is proposed to occur in three phases.
“A wide range of parcel sizes are envisioned for large and small businesses, according to market demand, ranging in size from 1.23 acres to 40 acres in area,” Anderson said. “The applicant has proposed 22 lots at 1.24 acres in size.”
Deputy Reeve Earl Solberg’s motion to approve the application was carried unanimously.
