After first approving an amendment to the Chinook Winds Community Area Structure Plan (CASP), City council approved Neighbourhood Structure Plans (NSP) for the new communities of Cobblestone Creek and Chinook Gate at its Oct. 3 meeting.
According to City of Airdrie Senior Planner Mark Spence, the changes to six-quarter sections within the Chinook Winds CASP were necessary to allow for better development of the two new neighbourhoods.
“The CASP had to be amended to usher those two plans in,” Spence said. “The second reason is this is an older CASP dating back to 2004. There was a lot of discrepancies in some of the housing numbers and some of the storm drainage that we had to update as a result of the Stormwater Drainage Master Plan.”
The approved amendment will also remove some of the multi-family housing originally planned for the area as well as pare down the amount of mixed-use land. Two schools planned for the area have been relocated to better utilize the space.
Cobblestone Creek will feature 1,200 homes – 45 per cent single family, 34 per cent semi-detached and 21 per cent townhomes with construction set to begin in 2019.
Chinook Gate is 113 gross acres located south of Yankee Valley Boulevard, east of 24 Street and west of Chinook Winds Park. According to Spence, the community is smaller than the usual NSP and will incorporate only 828 homes, 70 per cent of which will be single family.
The eight-acre school site – anticipated to be a kindergarten to Grade 9 school – was relocated in the NSP to border Chinook Winds Park.
“We worked very closely with the Calgary Catholic School Division to ensure they got what they need,” Spence said.
“We also got agreement from Archie (Lang, Parks and Public Works manager)…that the students can go into the Chinook Winds Park area as kind of an overflow of play area and use the ball fields.”
Council unanimously approved the amendments to the Chinook Winds CASP and the Chinook Gate and Cobblestone Creek NSPs.
Proclamations
Council unanimously approved a request to proclaim Oct. 17 to 23 Waste Reduction Week in Airdrie.
This national week recognizes the need for municipalities, businesses and schools to reduce the amount of waste they produce and allows groups to promote any special events or initiatives they may have during that week.
Council also unanimously approved a request from Quinn’s Legacy to proclaim Oct. 15 Pregnancy and Infant Loss Awareness Day.
Quinn’s Legacy is a local charity, founded in 2015, which holds a run each year to raise funds to support local families who have lost a child to sudden infant death syndrome (SIDS).
City Hall will be lit up in pink and blue Oct. 15 in recognition of the proclamation.
