RVC council approves subdivisions

Rocky View County (RVC) council approved an application to create eight two-acre parcels and an extension of Willow Creek Heights Road within the Bearspaw community, north of Highway 1A and east of Woodland Road at its Dec. 8 meeting.

According to RVC planner Xin Deng, a similar subdivision application was approved for the land in 2010, but the previous developer let it expire due to financial reasons.

“This proposal is consistent with applicable policies, and is similar to the previously approved subdivision,” Deng said.

A subdivision on land located east of the City of Calgary along Range Road 283A was approved unanimously, creating two 3.95-acre parcels serviced by a 1.5-acre internal subdivision road. A second subdivision was also approved on adjacent land to create two 4.13-acre parcels with a 1.5-acre internal subdivision road.

RVC council unanimously approved a subdivision on land north of the Town of Cochrane, immediately east of Range Road 43. The subdivision creates a 5.31-acre parcel with a 10-acre remainder.

A subdivision to a portion of land south of Township Road 274 on the west side of Range Road 284 was approved 8-1, creating a 79.8-acre parcel with an 80.2-acre remainder. Councillor Jerry Arshinoff voted in opposition.

“The purpose of the subdivision is to provide separate lots for the soil blending operation Nature’s Call, operated by Thorlakson Family Farms Inc., from their manure storage facility and confined feed lot,” said RVC Planner Andrea Bryden. “They want to have two separate titles for their two separate businesses.”

Three two-acre parcels with a three-acre remainder were created at the northeast corner of Serenity Lane and Range Road 284, east of the City of Calgary, following a unanimous vote from council to approve the application. As the existing driveway does not meet the County’s servicing standards, Bryden said the developer will need to construct two new approaches off Serenity Lane.

Council unanimously approved an application to subdivide five 3.95-acre parcels into 10 1.98-acre lots. Located north of the City of Calgary and west of Range Road 13, the lots will all have access to Calterra Estates Drive with mutual approaches. Planner Johnson Kwan noted the applicants and landowners will be required to provide payment for the applicable cost recovery.

“In July of this year, the Calterra Estates Conceptual Scheme was amended and the land use was approved for this proposal,” Kwan said.

A proposal to register a Condominium Plan was approved unanimously on a section of land located in Balzac East, to allow for the creation of three bare land condominium units. The land is within the Wagon Wheel Industrial Park, at the northeast intersection of Range Road 292 and CrossIron Drive.

Stage 2 of the Fulton Industrial Park development east of Indus was approved unanimously by council, creating 12 industrial lots that range in size from 2.5 acres to 7.75 acres. The subdivision will also include a Public Utility Lot and a Municipal Reserve Lot.

According to Planner Jessica Anderson, the 27 Stage 2 lots as identified in the approved Conceptual Scheme will be developed in two phases, in order to respond more precisely to market demand.
