Rocky View County (RVC) council held a public hearing May 12 for a site-specific amendment to a Direct Control Bylaw to include signs as a use within Cell 3, property located at the north and south entrances to the Boulder Creek subdivision within the Hamlet of Langdon.

According to administration, signs are permitted in Cells 1, 2 and 4. The applicant requested the amendment in order to obtain a Development Permit to allow for the installation of two permanent signs for identification of the development, replacing the existing temporary signs. As the proposed use will not result in a significant change to the land use composition of the area, or increase the intensity or site coverage of the lands, the application was recommended for approval by administration and approved unanimously by RVC council.

Charles Boechler, development manager with Harmony Park Developments, confirmed at the hearing that there had been no design changes made to the permanent signs that the company hopes to install at the development site.

Third reading was given to the application following a motion by area Councillor Rolly Ashdown and was unanimously approved by council.

Final reading was also given to an application to redesignate a portion of land from Ranch and Farm District to Residential Three District, in order to facilitate a 9.88-acre first parcel out.

The lands are located on Range Road 262, south of Township Road 270, within the division of Councillor Greg Boehlke. After a discussion with RVC administration, Boehlke declared a “perceived bias” may exist for him in this matter.

“There’s a rumour going around that I’m good friends with the proponent and that I am going to pass this,” he said. “It’s not true, but perception is reality so I will recuse myself from this hearing for that reason.”

Despite being larger than the 6.18-acre maximum lot size typically supported by the County Plan for a first parcel out, administration recommended this application be approved because the lot’s size is justified by the applicant’s intent to use the land to keep livestock.

Another redesignation application received final reading following a postponement from the April 28 meeting, as the applicant was unable to attend the hearing.

Located east of Airdrie, south of Highway 567 and on the east side of Range Road 284, a portion of land was redesignated from Ranch and Farm District to Residential Two District, to facilitate the creation of a 8.16-acre parcel with a 151.84-acre remainder.

Following a motion from Deputy Reeve Lois Habberfield, third reading was approved unanimously.
