Rocky View County council approves land transfer to City of Airdrie

On Nov. 25 Rocky View County (RVC) council approved a land transfer of 0.204 acres of County land from the RVC Airdrie maintenance yard, located at the junction of Yankee Valley Boulevard and Kings Heights Gate, to the City of Airdrie.

Rocky View County (RVC) council unanimously approved a request from the City of Airdrie on Nov. 25, to sell 0.204 acres of County land from the RVC Airdrie maintenance yard located at the junction of Yankee Valley Boulevard and Kings Heights Gate. The land will be used by the City of Airdrie to complete upgrades to Yankee Valley Boulevard and mitigate future development costs.

The initial land transfer was for 0.322 acres and another 0.109 acres for backsloping, and was approved by RVC council on Feb. 11. The additional land was not anticipated at the time of the City of Airdrie’s initial request.

Third Reading

The Langdon Solid Waste Collection Bylaw was given third and final reading on Nov. 25. The bylaw is the final stage in the implementation and enforcement of the Langdon Curbside Collection Program, a garbage and recycling program which began on Oct. 2. First reading was given to a previous bylaw on Sept. 23, but Council directed administration to bring back a revised version at a future meeting. This bylaw replaces the Langdon Garbage Collection Bylaw.

Boundary Adjustments

Council unanimously approved an application to adjust the boundaries and reconfigure a 160-acre parcel, a 145.99-acre parcel and a 14.01-acre parcel located at the northwest intersection of Range Road 283 and Township Road 222, near the town of Indus.

The boundary adjustment will provide access to a quarter section that currently cannot be accessed, and an approach will be constructed for Lot 2 as a condition of subdivision approval.

Another application was unanimously approved to adjust boundaries between two existing parcels to accommodate the existing landscaping and structures, creating a 1.98-acre parcel and a 3.03-acre parcel. The land is located in the Central Springbank community, east of Horizon View Road and immediately south of Highway 563.

Subdivision Approvals

RVC council unanimously approved the creation of a four-acre parcel with a 4.23-acre remainder, located on Bearspaw Place, approximately 0.4 kilometres (km) east of Bearspaw Road. Both lots will be accessed through the existing driveway, and the applicant is required to upgrade the approach to a paved standard.

Unanimous approval was given to an application to create 15 parcels ranging from 10-acres to two-acres with a 38.72-acre remainder at the northwest junction of CrossIron Drive and Range Road 292, located within the East Balzac area and within the Ham East Conceptual Scheme (HECS).

The quarter section received subdivision approval in 2010 to create six commercial/industrial lots, three Municipal Reserve lots, and a Public Utility lot, with associated internal roads and infrastructure to be developed in four phases. This subdivision will facilitate phases two through four of the HECS.

Another subdivision within the East Balzac area was unanimously approved, creating three industrial lots that range in size from 8.25-acres to 29.6-acres, an Environmental Reserve Lot, and to dedicate internal roads. This is the second phase of subdivision within the Stage Two Outline Plan area of the High Plains Industrial Park on Township Road 261, 1.2 km south of Highway 566.

The total area of this phase of the development is approximately 69.94-acres, with access provided from internal roads that will be constructed – including an extension of Township Road 261 and High Plains Boulevard.
