Irricana takes steps to protect buyers

The Town of Irricana has issued a stop order on lots in the Saddle Creek subdivision at the south end of town.

Commonly know as the Seventh Street development, the property was subdivided into 66 lots by a previous owner but went into foreclosure several years ago.

Irricanaís lawyers advised the Town to issue the stop order, which has been registered as a caveat on title against these lots, as a mechanism to warn anyone thinking about buying a plot.

The caveat is meant to protect buyers from inaccurate descriptions of the property.

ìWe are pleased to be supporting this action to ensure consumer protection within our community,î said Irricana Mayor Lisa Constantini.

ìThe Saddle Creek fiasco was a blemish for the Town and we are taking steps to ensure that it doesnít happen again.î

The 11-acre subdivision received approval in 2006, and Town officials say although some of the development conditions were met, many were not and the deadline to meet them has expired.

ìThe developers are in contravention of the subdivision agreement,î said Constantini.

ìThe particulars of the subdivision order havenít been met.î

Saddle Creek has not been serviced and the Town hired Didsburyís Monster Excavating Ltd. to restore the land back to its natural state in 2010 as the topsoil had been removed and the area had become unsightly and prone to weeds and mosquitoes.

According to Constantini, the land is now up for judicial sale.

ìIt is still in the hands of the courts,î said.

ìWe want to act in good faith to potential residents.î
