Setbacks relaxed for mini storage site

Rocky View County (RVC) council unanimously approved an amendment to Direct Control District 96 – located at the junction of Highway 22 and Highway 567, north of Cochrane Lake – which will reduce the minimum side-yard setback requirements for parking, storage and display products.

At a regular meeting Feb. 11, planner Xin Deng said the amendments are required to bring a mini-storage operation on the site into compliance. After a redesignation application was approved in April 2019 to allow mini-storage as a use, the applicant applied for a development permit for the building, she said. Administration then discovered the existing storage buildings did not meet the minimum side-yard setback requirement because they were located immediately adjacent to the western property line.

Applicant Sean Verarrt said Veraart Holdings Ltd. has been working diligently with RVC to bring the area into compliance.

“Once again, I’d like to give my apologies,” said applicant Sean Veraart of Veraart Holdings Ltd. “We jumped the gun, clearly, which was stated the last time I was here.”
