RVC council approves residential development in Delacour

An expansive new residential development is in store for the Delacour area after Rocky View County (RVC) council unanimously approved a redesignation application for the Fairways at Delacour during a regular meeting June 11.

According to planner Xin Deng, the application was consistent with a conceptual scheme adopted by council in December 2018 to guide the development.

“The plan proposed to create 480 residential condominium units, which would be located around the existing golf course,” she said.

The development will cover 315.26 acres of land south of Highway 564 and east of Highway 791, Deng added.

Before making a motion to approve the application, Area Coun. Jerry Gautreau noted concerns regarding Highway 791, which is currently a gravel road. He expressed a desire to see the road paved – which, according to applicant Bob Wescott of Wescott Consulting Group, will occur as the development proceeds.

“The development we’re proposing is actually a phased development…. It’s envisioned in future phases that there will be an access point off [Highway] 791,” Wescott said. “As part of the conceptual plan, we have undertaken to complete improvements on [Highway] 791 to County standards at the time of subdivision of that area.”
