Bingham Crossing is one step closer to breaking ground in Springbank, after Rocky View County (RVC) council passed a redesignation proposal during the July 14 regular council meeting.
“It is a needed commodity in the area,” said Reeve Greg Boehlke. “I really hope this gets off the ground and gets going.”
The development is a multi-phase project located between the western edge of Calgary and the Harmony community, within the Springbank Highway Business Area on the corner of Range Road 33 and Highway 1.
The purpose of the application was to redesignate the subject lands to accommodate Phase 2 of the Bingham Crossing development.
Phase One comprises approximately 270,000 square feet of commercial and retail uses. It will also include the development of a new senior housing complex and municipal green space.
According to the Phase Two presentation by Ken Venner of the B&A Planning Group, the plans include a 20-acre parcel that will house shopping and lifestyle destinations with a variety of high-quality shops, services and amenities alongside various office, retail and commercial services.
According to documents in the County’s July 14 agenda package, the development has been in the works since Sept. 11, 2013, when council adopted the Bingham Crossing Conceptual Scheme. On Sept. 3, 2019, council approved a development permit application for retail, regional and retail, local and construction of eight retail buildings and signage.
The public hearing portion of the regular council meeting saw 12 members of the public speak in support of Bingham Crossing.
Bob Williams, general manager of Calaway Park, said the community would be proud of what will be built in the area.
“Look at the quality of projects this developer has built,” Williams said. “That is what we can look forward to in the community of Springbank.”
Ron Renaud, co-owner of Bingham Crossing, president and CEO of Rencor Developments, is responsible for Calgary’s Boulevard Shopping Centre, Richmond Square, Crowfoot Crossing and the Sunridge Spectrum. The company also developed Airdrie’s Cam Clark Ford.
Coun. Kevin Hanson said he understands the complexities of trying to do business in today’s new environment.
“If this provides more flexibility to be successful and come to completion, I think that is a step in the right direction,” he said. “Hopefully, this affords you the additional tools you need to complete your marketing and get this piece of business finished.”
Council also unanimously adopted Bingham Crossing’s Master Site Development Plan.
Additionally, Coun. Kim McKylor – the area councillor for Springbank –added a motion arising that called for administration to be directed to enter discussions with the developer to dedicate a small parcel of land suitable for a community use building.
McKylor’s motion arising also passed unanimously.
