Rocky View County Council unanimously approved the conceptual scheme for a proposed 301-acre business park in east Balzac, Jan. 25.
Rosemont development adjoins Wagon Wheel and the recently approved High Plains Industrial Parks and is located south of Highway 566 and east of Range Road 291.
“I think this is another good development proposed to the appropriate area,” said Division 7 Councillor Lois Habberfield. “I am in support of this.”
The scheme proposed a mix of commercial and industrial opportunities in a campus-like setting, with a variety of parcel sizes to accommodate a wide range of uses.
Stormwater will be managed through bio retention and overflow ponds. All the lots will be tied into the County’s water and sewer system.
A regional park and trail will be developed along Highway 566 to create linkages to nearby developments.
Twenty people attended an open house for the development last March. The applicants, Longview Planning and Design, said they encountered very little opposition or concern about the development.
If constructed, Rosemont will have ditched roads and shallow utilities, allowing for a broader range of industrial uses.
