Bearspaw development denied

Council turned down an application to subdivide a 16-acre parcel into seven two-acre parcels in Blazer Estates Ridge, 0.4 kilometres east of Bearspaw Village Road, July 27.

Council cited insufficient water and sewer servicing as the reason for the denial.

“We are trying to raise the standard for the area,” said Reeve Lois Habberfield. “I think it should be piped services in that particular location.”

Developers proposed private sewage systems and water wells for the lots.

At the public hearing, applicant Brian Romanow presented information regarding the viability of servicing the proposed lots. However, he felt it wouldn’t be economically feasible.

Division 9 Councillor Paul McLean was disappointed that the developer didn’t have a different solution.

“I thought this would be the catalyst to bringing in piped water and sewage systems,” said McLean. “I’m not that interested in supporting an application that uses traditional water and sewage systems when services are so close. We have to look at the bigger picture.”

Council voted to redesignate the land from R2 to R1 district on April 20.

The Blazer Estates community has been incrementally subdivided into acreages generally ranging from two to 10 acres in size from the initial 15-acre parcels created in the 1970s.

“It (the development) has the potential for two-acre parcels with proper servicing,” said Habberfield. “I think we have to do a higher level of development next to the City of Calgary.”

Councillors Earl Solberg and Greg Boehlke voted in favour of the application.
