Prices remain stable city-wide

The citywide year-to-date (YTD) prices remained relatively stable as compared to last year.

City-wide, Airdrie's year-to-date (YTD) prices remained relatively stable compared to last year. According to Calgary Real Estate Board Chief Economist Ann-Marie Lurie, “Airdrie has not only seen YTD sales rise above last year's levels but is better than what was recorded over the previous three years. This is not the case in Calgary. In fact, the Airdrie market today is tighter than it has been compared to the previous four years. While this is supporting some recent gains in prices, prices still remain well below the previous high recorded in 2015.”

YTD stats in Airdrie indicate an average residential sale price of $375,912, unchanged compared to 2019's YTD price of $375,053. Total sales YTD are currently 1,200, up 11 per cent from 2019’s 1,065. This year's stats are also up compared to 2018, which saw YTD sales of 1,032. Airdrie is currently sitting at 3.75 months average YTD inventory, indicating a balanced market. Current YTD days-on-the-market stats sit at 61 days, compared to last year’s average of 69 days YTD.

Detached single-family home sales are up 14 per cent to 845 YTD as compared to 726 sales in 2019. These homes average 59 days on market YTD, compared to 67 in 2019. Monthly inventory is 3.41 months compared to last year's 4.63 months, slightly into a balanced market. The average sales price for detached homes YTD is $425,617, relatively unchanged compared to the 2019 average of $426,497.

Apartment home sales are up 13 per cent from last year – in 2019, sales were down three per cent. There have been 66 apartment sales YTD, compared to 56 sales YTD in 2019. The current days on market is 65, compared to 2019’s average of 81. The average inventory for this year is 7.61 months – making it a buyers market – down from 2019’s average of 8.99 months of inventory. The average sales price YTD of $169,325 is down 0.9 per cent, as compared to $171,188 at year-end of 2019.

Semi-detached homes moved into a balanced market with 3.05 months of inventory YTD. The average price is $328,789, unchanged from last year's average of $328,643. Days on market have decreased to 69 from last year's 88.

Townhouse (Row) sales YTD are nearly unchanged from last year YTD – 195 compared to 191. Days on market YTD is currently 62 – the same as last year. Inventory is similar to last year as well, sitting at 5. 63 compared to 5.1 in 2019 and remaining in a buyers market. The average sales price for townhouses YTD is $253,901, down two per cent compared to 2019’s average of $262,152.
