Airdrie House and Home: Come home to calm in Cobblestone Creek

Home can be far more than the word implies.

That is precisely the environment Melcor Developments Ltd. set out to create when designing Cobblestone Creek, Airdrie’s new community.

“As we have all spent more time than ever at home, there is a desire to have a space we love that is a refuge from the chaos and uncertainty in our world,” said Ruth Price, project coordinator with Melcor Developments. “Cobblestone Creek embodies that concept for us as we have designed and planned many parks and community spaces to give residents a sense of calm and community.”

Serene and picturesque – with mountain views to the west, a rural skyline to the south, and the North Dry Creek to the east – this new Airdrie community is home to simple living in an idyllic location.

The community is designed for peaceful living with a network of parks, paths and recreational amenities that encourage a real sense of community with neighbours.

“Parks, green spaces and pathways are very important in making a community walkable and accessible,” Price said. “Getting out to walk or run, meet your neighbours and enjoy the outdoors enriches your life and ties in with our theme of ‘coming home to calm.’”

The Cobblestone Creek Parks Master Plan includes ample green space throughout the community, which will provide endless opportunities for residents to enjoy. Parents can pack a picnic to dig into while their children play in the open spaces. Or they can enjoy a coffee and a good conversation with friends as they walk and take in the beauty of the creek.

A planned community garden could see residents enjoying growing their own fruits and vegetables, and potential scenic outdoor plazas could offer a variety of seating spaces to relax and enjoy watching the local squirrels, birds and butterflies.

There is even the prospect of a naturalized park site and a boardwalk, where interactive signs could describe the native plants, the environmental reserve and the creek that the boardwalk spans.

Families will be pleased to find fantastic school offerings in nearby Windsong Heights and other adjacent communities in southwest Airdrie, along with a public Kindergarten to Grade 9 future school site located within the development. The nine-acre future school site could potentially offer an ice-skating rink, tennis court, pickleball courts, soccer pitches and a basketball court. 

On top of all that, Cobblestone Creek’s ideal location is across the street from the site of Airdrie’s new future recreation centre – scheduled to open in 2025 – and provides great access and pathway connections to Chinook Winds Regional Park. At the regional park, homeowners will find more than two kilometres of paved pathways, three playgrounds, a skate park, a seasonal spray park, a multi-use court, two seasonal concessions, public washrooms, a toboggan hill, four beach volleyball courts and eight ball diamonds.

With construction well underway on the 40 Avenue highway bridge and interchange, anticipated to open in October 2023, access to the Queen Elizabeth II Highway will be a mere six-minute drive away. This will make visits to CrossIron Mills mall, Costco, New Horizon Mall and the city of Calgary a breeze. And a plethora of restaurants, banking options, shopping and grocery stores can be found within a short drive from Cobblestone Creek in the Bayside Village Shopping Centre, Coopers Town Promenade, and Sierra Springs Shopping Center.

Described by Price as having the aesthetic of “modern living for modern families with small-town vibes in a city setting,” Cobblestone Creek features homes by Douglas Homes, Excel Homes, Rohit Communities and Shane Homes.

“Our builders are our customers and partner with us to build out our vision for our communities,” Price said. “We have longstanding partnerships with our builders and are confident that they share our vision of creating communities in keeping with our vision.”

With the variety of products offered, homebuyers will have a wide selection of designs, floorplans and finishes to choose from. Currently, semi-detached homes are available from Douglas Homes and Rohit Communities, while Excel Homes and Shane Homes are offering laned single-family and front-drive single-family homes.

“For our new phase – to be released soon – we have a new product offering of zero-lot-line homes,” Price said. “This product is used often in the city of Calgary but is a new product to the Airdrie market.”

Price said a zero-lot-line product "essentially allows a first-time homebuyer to own a single-family home with four walls of their own.” 

“A purchaser who may have only qualified for the price range of a duplex or semi-detached home would now have a single-family home as another purchasing option,” Price said. “The price point for a first-time homebuyer is of utmost importance and the zero-lot-line product gives more options for purchasers within this price range.”

The development will include more than 1,200 residential units when completed and – as is the goal with all Melcor communities – offers an option for every homebuyer, regardless of household income or lifestyle.

Founded in 1923, Melcor is an Alberta-based company that has built thousands of homes and hundreds of communities across the province. The developer is behind numerous successful communities in Airdrie and has been building in the city for more than 25 years.

Showhomes are currently under construction in Cobblestone Creek’s first phase and are expected to open soon.

“We are excited to plan a showhome grand opening for the end of summer as the community is shaping into our vision,” Price said.

Phase one includes a mix of mid-range starter products and move-up homes, with more traditional starter products – such as townhomes and zero-lot-line products – anticipated to be available in phase two.

“We are working towards releasing our second phase of 116 lots to our builder group in June,” Price said.

With everything the community has to offer, there is a lot to be excited about in Cobblestone Creek.
