“Our motto says it all – better value by design. We don't compromise on the product we are giving our clients; we give them the best value for the price they are paying,” said Kyla Cottom, marketing and communications co-ordinator with Homes by Avi.

“We're not going to cut any corners; we're not going to reduce the price and give you a bad product. Our price really does show the quality of work you're going to get in your home. We want to produce something people are going to be proud of.”

As a nine-time Consumer Choice Awards winner, it’s fair to say customers are proud of their Homes by Avi purchase. It’s no mystery why buyers are so pleased, as the builder incorporates customer feedback to “develop a smarter approach to the entire home building process, an approach that puts the customer at the centre of everything,” according to Homes by Avi Chairman Avi Amir.

“Our reputation for quality is second to none, and yet experience tells us only one home matters—the home we’re building for you,” Amir states on the Homes by Avi website.

The builder has a plethora of industry recognition to go along with customer praise and was selected as Builder of Choice and The Design Excellence Award among many other honours throughout its 40-plus years of building superior homes.

Now selling in Lanark Landing, Cottom said the community borders the established neighbourhood of King’s Heights.

“There's established schools, there's grocery shopping or fitness facilities or doctors’ clinics – all those things already established in King's Heights, so you don't have to wait for those amenities to come to Lanark,” she said.

Existing schools in the community include Heloise Lorimer School (K-5), École francophone d’Airdrie (K-12) and the private Footprints for Learning Academy (currently K-10, with plans to expand to Grade 12). Lanark also contains future school sites for both a public and separate school, according to Melcor Developments Ltd., the company behind Lanark Landing.

Created to be family-friendly and intentionally designed to incorporate green space – after all, Lanark is Gaelic for wide-open spaces – kilometres of pathways connect the community to its neighbours, providing homeowners in Lanark easy access to numerous parks, a sportsfield/skating rink and King’s View Market. The market is home to 13 restaurant and dining options, three banks and numerous health services such as medical and dental clinics, physiotherapy, massage and chiropractic care and an optician. You will also find plentiful personal care options including a nail salon, barbershop and exercise studios. Additionally, King’s View Market offers options to meet resident’s daily needs in the form of Save on Foods, Sobeys Liquor, Esso, Plant Life, Fulton’s Home Hardware, Jiffy Lube, Global Pet Foods and Shopper’s Drug Mart. And the list of amenities doesn’t include the development’s final phases, which have approved land use for childcare, indoor recreation, health care, entertainment, office, personal service and retail.

“The community is going to be stunning,” Cottom said. “All the landscaping and feature work that Melcor has done – it's a really cool community.”

Homes by Avi is currently offering duplex homes in Lanark that provide all the style and space a homeowner could want. With models starting at less than $300,000, first-time homebuyers have a rare opportunity to purchase a new home in a new community that has everything they need now and into the future.

“Duplexes are phenomenal; they have so much liveable space in them. You could easily develop your basement and use that as an income-generating property or have an aging relative live with you,” Cottom said.

“When people visit our show homes they will see that we have side-entry options as well. They have their own private entrance so you wouldn't even know renters are there.”

Duplex homes are an excellent choice for new buyers, she added, as they provide ample private yard space you won’t find with a condo or townhome, there are no costly condo fees to pay and you are completely in control of your home.

“You'll have a yard because you're not attached. You're only touching one wall, so you do have the outdoor living space,” she said.

The amazing lot sizes in Lanark allow for an optional garage, or homebuyers could choose to stick with the parking pad that is conveniently located behind the home.

“The other benefit of living in the most southern community in Airdrie is it's really easy to get onto Deerfoot or Stoney Trail if you are heading into Calgary,” Cottom said.

Ranging from 1,324 to 1,609 square feet, she said the size of each home is very manageable to keep clean but still provides ample living space.

“All of our floor plans are very open so you're not going to feel closed in by separating all your rooms. We do have some plans that have a loft space upstairs so you can have a bonus room,” she said.

With eight floor plans available, homebuyers are sure to find the right match for their needs.

“Then we have the option of having either a three-bedroom upstairs or a double master. With the double master, you have two bathrooms and two master bedrooms, which is great for first-time homeowners looking at this to become an investment property. Or if you're a first-time homebuyer and you're able to have a roommate to help with the mortgage payments – you have two masters and you're not sharing the bathroom, so that's a fantastic option,” Cottom said.

“With the three-bedroom option, the home office is definitely coming back and so you can have one or two bedrooms as well as a home office, or for a guest bedroom for company.”

While the duplex homes are perfect for first-time buyers, those looking to downsize are also embracing Homes by Avi designs, especially in Lanark, according to Cottom.

“They've raised their families in Airdrie, their kids still live there, the grandkids are still there. But again, they don't need the space, they don't need the yard to maintain,” she said, adding the community population will be diverse, “which is awesome.”

Of course, selecting your lot and floor plan is only the beginning of the home-buying process and Homes by Avi has everything needed to personalize your home. With a more than 6,000 square foot selection centre and more than 10,000 interior selections to choose from, your new home will be a true reflection of you. The near-endless options available can be overwhelming, which makes access to the builder’s certified interior design team invaluable. interior design team,

“Working with a professional designer, they're going to ask you a lot of questions about your style preferences. Some people, they just want to upgrade their countertops or the flooring or their taps, but our designers are there to help you and work directly with you to talk about what your style is, what changes you want to make and assist you in the direction to make your house totally personalized to what you want,” Cottom said.

All eight floor plans come standard with luxury vinyl plank, quartz countertops and stainless steel appliances. The show homes, located at 167 and 169 Highview Gate S.E., have additional options on display.

The Benedict – a 1,339 square foot, three-bedroom and 2.5-bathroom duplex home – includes a light colour palette throughout the home, nine-foot ceilings on the main floor, LED lights, ceiling speakers in the living room and master bedroom, a 100 square foot deck with a rough-in gas line for the barbecue and a more than six-foot-high privacy wall.

The Bruno – a 1,470 square foot, three-bedroom and 2.5-bathroom option – boasts a triple car garage, side entrance to the additional 495-square-foot developed basement, a large corner lot next to a greenspace, a chimney hood fan, built-in microwave and upgraded stainless steel appliances in the kitchen, a three-way gas fireplace on the main floor, a front porch and a 92-foot rear deck with rough-in gas line for the barbecue and a six-foot-high privacy wall.

As this is just the first phase of Lanark Landing, Cottom said Homes by Avi expects to offer a variety of products in the community in the future, potentially including front lane homes. In addition, the builder has a few homes still available in neighbouring King’s Heights.

“Lanark Landing and the Homes by Avi duplex homes are something you can move into, be comfortable in and then, if you are looking to grow your family, they are something that you can definitely start a family in,” Cottom said.
